About the Community
Nestled among 4,600 acres of pristine, high-alpine terrain in the White Pine Canyon in Park City, Utah, is a private, gated, ski-in/ski-out community unlike any other in the world.
The Colony is a world-class, ski-in, ski-out, forested mountain residential community of up to 299 home sites spread over 4,600 acres. The remarkable natural beauty of the mountain environment demands homes of the highest design and construction quality that preserves the environmental and visual integrity of the natural landscape.
Access, privacy, and open space are among the elements which set The Colony at White Pine Canyon apart. For those who live here, directly in the heart of the largest ski and snowboard resort in the United States, skiing, snowboarding, hiking, biking, horseback riding, and more are right at your doorstep.
Iron Mountain Associates (IMA) commenced work on The Colony Master Plan in 1992. Under this plan, each home site has a designated building envelope measuring about one-half acre in size, and the remainder of the lot is preserved as open space. Unique to The Colony is the ability for homeowners to construct a main residence, a separate guest house, and an accessory building. The considerable size of the home sites, too, distinguishes them. Current offerings average more than seven acres per lot, the largest to be found within just about any private, gated, ski-in/ski-out community.
The Colony Master Plan contemplated a future connection between Park City Mountain Resort and Canyons crossing its property long before the notion was floated publicly by the separate owners of the two resorts. But then in 2013, Vail Resorts signed a long-term lease to operate Canyons and in 2014 purchased Park City Mountain Resort outright. With the debut of the Quicksilver gondola in December 2015, the two resorts became one, and once hidden, White Pine Canyon is now at the center of what’s arguably Utah’s best-known ski and snowboard playground, and its pristine beauty is enjoyed by people from all over the world.
Open space is the thread with which Nearly 90% of the development’s 4,600 acres will remain pristine and untouched open space, as a preservation which is protected with deed restrictions.
Homeowners at The Colony get direct and exclusive access to as much, or as little, entertainment as they prefer. Resort offerings include scenic lift and gondola rides, golf of all types, farmers markets and open-air concerts, alpine slides, coasters, zip lines, and more. Within The Colony, when the snow melts, a massive network of public and private hiking, biking, walking, and horseback riding trails is revealed. The trails connect to more than 400 miles of singletrack throughout the surrounding Park City area, including the acclaimed 26-mile Mid-Mountain Trail, which runs directly through The Colony.
With an average snowfall of 25 feet per year, homeowners can enjoy fresh tracks of all sorts, from those left by the wildlife to the ones Colony residents leave on the slopes. The ski day begins and ends at the front door for Colony homeowners.
The Colony is just 35 miles from Salt Lake International Airport, and 22 miles from Heber Valley Airport, which is perfect for those with a private jet. Once you arrive, you’re a mere five miles to Park City’s Historic Main Street, home to the Sundance Film Festival and world-class dining and shopping.
About the Position
The General Manager is responsible to the Board of Directors of The Colony Homeowners Association. The position reports directly to the President of The Colony HOA. All staff members are employed by HOA and enjoy the full range of benefits and privileges this HOA provides. The GM leads and manages the execution of day-to-day operations, staffing, finance, budgets, reporting, and services provided by the Association.
The General Manager will perform all duties necessary for the proper management and control of the property and business affairs of the HOA. The General Manager is responsible for managing all operations of The Colony within the direction and policies established by the Board of Directors. This includes working in conjunction with the Controller and staff in preparation of the annual operating and capital budgets. which is subject to review and acceptance by the Board of Directors. Additionally, there are long-term projects that require oversight, management, and execution. Proactive communication skills are an absolute requirement for this position as there will be frequent interaction with homeowners, board members, staff, contractors, and associated partners.
The General Manager will create all standards and monitor the quality of the Association’s staff, products, and services to ensure maximum member and guest satisfaction, and will ensure an atmosphere of gracious hospitality, friendliness, and goodwill within the community.

About the Ideal Candidate
The ideal candidate will have a professional career track record of a minimum of five years in progressively more responsible positions leading up to a General Manager position at a private community/association, and/or Club, ideally with relevant similarities to The Colony. He or she will have a history of demonstrating excellence in the day-to-day execution of a Club or residential community as well as budget planning and reporting, long-term planning, risk management, human resources, and outstanding communication skills. Experience in multi-year capital project management is a must, and as well as experience in budgeting, permitting, and working with regulatory bodies is a plus.
The General Manager will provide leadership, schedules, coordination, supervision, and oversight of day-to-day operations. He or she will also oversee the projects, priorities, and operations of all Association services. The GM will also manage the finances effectively and recruit, hire and retain full-time, seasonal, and contract staff while providing effective communications as needed.
It is crucial that the next General Manager has a consistent history of meeting and exceeding project objectives and has familiarity with accounting and other commonly used software. He or she will also have experience with annual and long-range budgeting and forecasting, expense management, internal controls, and financial reporting.
It is important that the chosen candidate understands the Colony community and has the willingness to learn about and understand Park City’s long-standing culture and traditions. He or she must have the ability to work effectively in both in-season and off-season modes, with the ability to attract and retain staff in a very competitive, seasonal work environment. The ideal candidate will also have food and beverage operations management expertise and the willingness to supplement staff work as needed.
The next leader will help spearhead the vision and strategic direction of the association to shape policy and programming while advising the HOA on industry best practices, trends, and Homeowner Association norms.
A four-year college degree is highly desirable, preferably with a specialization in hospitality management along with appropriate professional training. PCAM, CMCA, LCAM certifications a plus.
